Plumbing in Box Hill: high-rise and heritage in the same street
Box Hill has one of the sharpest contrasts of any suburb we work in. The centre has gone vertical over the past fifteen years — apartment towers, mixed-use developments and a dense commercial core. Two streets back you are into interwar Californian bungalows and Edwardian homes that have never been substantially replumbed. The skills required are almost unrelated.
In the apartment stock, the common issues are pressure and hot water related. Multi-storey buildings run booster pumps and pressure-limiting valves, and when those drift out of adjustment the symptoms show up unevenly across the building — great pressure on level three, nothing usable on level twelve. Shared hot water plant, common stacks and body-corporate boundaries all complicate who is responsible for what. We are used to working through that and will tell you honestly when an issue sits with the building rather than your lot.
In the period housing, it is the opposite problem: original earthenware sewer, some galvanised water pipe still in service, and cast iron stack in the older two-storey homes. Box Hill’s mature street trees do the rest. Root intrusion into clay laterals is the dominant blockage cause and the runs are often long, because these are deep blocks with the house set well back from the main.
Renovation work drives a lot of our Box Hill volume. When a period home gets a new kitchen or bathroom, the temptation is to connect new fixtures to old pipework and hope. It does not hold. We would rather quote the pipework properly upfront than come back to a failed join behind new tiling.
