Plumbing in Boronia: what we actually see on the tools
Boronia sits right at the foot of the Dandenongs, and that position shapes almost every job we do here. Water comes off the hills faster than flat suburbs deal with, so stormwater capacity is the recurring theme — particularly through the older streets around Boronia Road and the pockets backing onto Blind Creek. After a solid downpour we regularly get called to properties where the stormwater line was sized for a much smaller roof area than the house now has, usually because a pergola, carport or extension was added without upgrading the run.
The housing stock is mostly 1950s and 60s weatherboard through to 1970s brick veneer, with newer infill on subdivided blocks. That age bracket matters: a lot of Boronia homes still have their original earthenware sewer laterals. Clay pipe joins move as the reactive clay soil through Knox swells and shrinks between wet and dry, and every one of those joins is an invitation to the established gums and liquidambars that line these streets. Root intrusion is comfortably the most common single cause of a blocked drain in Boronia, and it is why we tend to reach for the CCTV camera before the machine — clearing roots without seeing the pipe condition just books you a return visit in eight months.
